How Does it Work?
HOW DOES IT WORK
Just so you are aware…. your deposit will be refundable for 30 days. The doc fee is not refundable. If you are unhappy in anyway with the property, we have a 1 year exchange policy. This means we will apply all monies paid up to that point towards any property in our inventory of your choice. This clause will be in your purchase agreement.
Land Cravings, LLC Steps to Buying
1. We can send you a link to pay the down payment and document fee , or you can pay the down payment and doc fee any way you like.
2. Once down payment and document fee are received, we remove the property from the market and send you a purchase agreement for your electronic signature with all of your financing choices.
3. If you choose financing, we then create a loan online through our service “Geek Pay” and send you an email invite to update your bank information.(if you would like to pay by Bank ACH. That’s the easiest way to pay). There is a monthly $10 note fee to manage your loan through “Geek Pay”. “Geek Pay” allows you to monitor and manage your loan. (There are other options to pay monthly. The only form of monthly payment we cannot accept are credit card payments monthly as it is illegal)
4. The land is free to use while you’re paying.
5. Once your land is paid off in full, you tell us who’s name you want us to transcribe the Warranty deed in, thus transferring ownership. We record the deed with the county, and we pay for all recording fees. We send you a copy of the paper warranty deed as well as an electronic copy. Then the deal is done.
6. If you are paying cash for the property, all payment options apply INCLUDING credit card payment (it is only illegal to make MONTHLY payments via credit card). Once paid in full we transcribe ownership (transfer ownership)..of the property in your desired name by Warranty Deed and record with the county. We pay all filing and recording fees.We only deal in warranty deeds. We pay for all recording fees. Once the land is paid off we will file the deed with the county and send you actual paper deeds in snail mail and send you the electronically filed deed immediately.

Marketable Paper Deeds
We do not deal in e-deeds. When you pay off your property we will vest the property over to you whatever way you would like it. If you are not sure...we will talk you through your options of vesting. Once you decide how you want your property vested...we transcribe the deed from our name to yours. We pay to get it notarized. We pay to get it record it with the county and send it to you electronically and snail mail.
Use it while you pay
You dont have to pay your land off before you use it. We give you the right to use our land while you pay for it to become yours. If you run into trouble and need to restructure your agreement...we could possibly restructure your contract so you and your family can continue to pay for your land without defaulting on your loan.
Cash Sales
If your ready to pay cash for your new land great! We will take cash payments up to $5000 by debit card, credit card, money order, cashiers checks, or ACH directly into out bank. Anything higher than that we will not take credit cards and prefer a bank wire. After payment is made in full, we transfer the deed into your name and send it electronically and snail mail.
